Treehouse at Lake Anna<\/strong> was created to be used exclusively by our friends, their friends, and family. Our goal is fair pricing but a higher quality experience for you! Because of that, our property is not a commercially available rental property, so you will not find us on sites like AirBnb or VRBO. When you request a booking, please let us know how you found us and who referred you. Our marketing is referral style with the intent that our little business grows organically from personal recommendations.<\/p>\n\n\n\n

**For pricing inquires, enter an Arrival and Departure Date to see the average price per night and total. There is a two night minimum stay requirement. T<\/i><\/span><\/span><\/strong>he price per night is the average nightly rate based on your specific dates and the total shown is<\/i><\/b> BEFORE any promo codes are applied.<\/em><\/strong>**<\/p>\n\n\n\n

Nightly rates vary depending on weekends vs. weekdays, the season and the duration of your stay. Your total rental fee includes linens, cleaning fees, the required county and state transient occupancy taxes and all credit card transaction fees.<\/strong> A refundable security deposit (of $500) may be collected, in addition to any remaining balances, prior to your check-in date. The security deposit will be refunded by check, within the terms of the contract.<\/p>\n\n\n\n

**NEW**<\/strong> If you chose to bring your dog (we welcome up to two dogs, 50 lbs. or less per pet), a non-refundable pet fee will be added to your total on your lease agreement.<\/p>\n\n\n\n

After we receive your booking request, and we will check things on our end to ensure there are no conflicts with the dates requested and then we will apply any submitted promotional discount codes or coupons. We will inquire about any pets coming with you and add your pet fee. Once this is done we will email you the contract and a payment link so you can finalize your booking with us.<\/p>\n\n\n\n

Cancellation Policy<\/strong>: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 21 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued.<\/p>\n\n\n
