House Rules
- Check-in after 4:00 PM
- Checkout before 10:00 AM
- 8 guest maximum
- Must be at least 25 years of age to book
- Guests under 25 must be accompanied by a parent/guardian for the duration of the reservation
- No pets
- No parties or events
- No smoking or vaping anywhere on the premises
- No illegal substances allowed on the premises
- No rearranging of furniture
- Please take extra care of our common area key. Lost keys incur a replacement fee of $250!
- Parking is only allowed on the driveway

- We’ll get you started but please bring extra if your stay is longer than a few days:

Other things to note:
- Please bring a supply of firewood and kindling if you would like to use the fire pit. There may be some but we can not guarantee it’s dry or available. Elk Creek Country Store sells some and they are a quick seven minute drive away.
- We recommend using water shoes if you plan to swim in the lake.
- Please remember that you’re staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living onsite 24/7.
Notes about the Community
- As our guest, you are able to use the following community common areas: beach, gazebo, picnic area, horse shoe pit, charcoal grill, boat ramp, and docks for fishing, swimming, or simply relaxing. Please be courteous of others and do not block free passage around the dock area.
- Please remember to close the gate and lock it immediately after passing through the gate. You only need the key if you are driving to the common area. There is passage for walking there next to the gate.
- At the community area, be prepared to take your trash with you, as there are no trash cans at the common area.
- The common area has a port-a-john available for your convenience.
- Fishing in Lake Anna requires a Virginia Fresh Water License. Licenses can be found online or at local fishing shops or at sporting goods stores.
- Lake Anna is divided into a public side and a private side. This property is on the private side, so the lake is only accessible via private properties. The benefit of being on the private side is that the lake is considerably less crowded for water sports, swimming or fishing. The private side is the warmer side, which extends the water season. Please note: the private side does not have any public marinas. Any motorized water vehicle you bring with you will need to be filled up prior to launching your vehicle or with gas containers.

- Please be safe and always use a US Coast Guard approved life jacket while in/on the lake

| Cancellation Policy | One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 21 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 7 days prior to the arrival date of the reservation. For cancellations made within 7 days prior to the arrival date, no refund will be issued. |
